The Site

The site at 1406 26 Street SW is a vacant parcel located at the southeast corner of Bow Trail and 26 Street SW, right next to Shaganappi Park and just steps from the Shaganappi Point LRT Station. Its location creates a natural setting for a walkable, transit-oriented development that aligns with the City’s long-term vision for the area.

The Project

Land-Use Redesignation was approved in September 2025, supporting the proposed five-storey, multi-residential building.

This proposal responds to the goals outlined in the Westbrook Local Area Plan, which encourages higher-density housing near major corridors and transit infrastructure, while promoting welcoming, inclusive communities.

The development will offer affordable housing options close to parks, public transit, and essential services—an approach that supports both livability and long-term sustainability.

The Process

Onward is currently seeking development permit approval for 1406 26 Street SW. Land Use Redesignation was approved in September 2025. The Development Permit was submitted in April 2026, and Onward is targeting an approval in July 2026. Construction is anticipated to start October 2026. Onward will continue to engage the community through key stages throughout the approval process and construction.

This project is part of a City of Calgary initiative to create more affordable housing opportunities across the city. In early 2025, Onward was selected as one of four affordable housing providers to purchase City-owned land at below-market value, a key action under Home is Here — The City’s Housing Strategy. This strategy is helping to build more inclusive and connected communities while addressing the urgent need for affordable homes.
