Becoming a resident
For some of our properties, you can apply with us directly. For other properties, we do not accept direct applications from prospective residents – instead, we work with more than 60 referring social service agencies who refer prospective residents to us.

Our mixed-income properties do not require a referral from a partner agency. For these rental units, when available, we advertise directly on rental websites, such as Facebook Marketplace and RentFaster.
Seniors self-contained independent housing
Seniors self-contained, independent housing is available to those individuals meeting the eligibility criteria. Inquiries may be made at livewithus@onwardhomes.ca.
Affordable housing - through agency

To become a resident in one of Onward's affordable housing properties, individuals can be referred by one of our social service agency partners.
Eligibility

Applicants are able to live independently.
Applicants can apply without agency referral.
Mixed-income market units, when available, are advertised on rental websites, such as Facebook Marketplace and RentFaster.

Applicants must be below the Core Needs Income Threshold.
Priority is given to applicants aged 65+.
Waitlist priority is determined by an applicant’s need for subsidized housing (not first-come, first-served).
Rent is based on 30% of gross income and rents are reviewed annually.
Security deposit is required.
Rental payments must be made by pre-authorized debit.

There are a number of units for those exiting homelessness and accessible units.
Multi-bedroom units are designated as family units.

Affordable housing through agency referral - how it works
We have nearly 2,000 apartments across more than 30 buildings in Calgary.
Why do we use this process? We believe that success starts with the right home and appropriate wrap-around supports. We provide stability through an affordable home. Our partner agencies are experts on social supports. Together, we work to ensure residents receive what they need to achieve long-term success.

Step one
When we have a vacancy, we reach out to our agency partners to let them know that a unit is available.
Step two
Our referring partners conduct an initial client assessment.
Step three
Together, we work with the agency partner to ensure the available unit and building location are a good fit for the unique needs of the client.
Step four
Once an application has been accepted, residents enter into a lease agreement varying in duration from three months to one year. The referring agency is kept up-to-date regarding any issues that may arise involving the resident, which allows Onward and the resident to resolve the issue in the best possible way.
Before you apply
Before signing, all prospective residents are required to review the lease in detail. This is a legal document highlighting obligations, rules and any additional information related to housing.
Tenancy is governed by the Alberta Residential Tenancy Act (RTA), which regulates the landlord and resident relationship and any legal matters within that relationship.
